Trabalza Italian Living can act as your trusted property-search partner, whether you are just starting to look or have already found a place and need support with the buying process.

We begin with a focused consultation to understand your needs and set clear search criteria. We then look for suitable properties both in our own selection and through our network of reliable partner agencies. From viewings to negotiations and all formal steps of the purchase, we guide you throughout.

If you prefer working directly with us but have seen a property advertised by another agency, contact us first.

We can reach out to the agent on your behalf and obtain all necessary details. As long as you have not previously contacted or viewed the property through them, you would pay commission to us only if you complete the purchase, while the other agency would be compensated by the seller.

Before Trabalza Italian Living begins searching on your behalf, it’s essential to establish a clear picture of what you’re looking for. A well-defined brief allows us to identify the most suitable properties. Based on our experience, these are the key points to consider:

Purpose of the property
Will it serve as your private home, an investment (possibly through a company), a rental asset, or a combination of these?

Location
How easy is it to reach from abroad (airports, highways, quality of local roads)?
How close are neighbouring houses, and how much privacy do you require?
Are there current or future urban development plans nearby?
What is the setting—elevation, terrain, and microclimate?

Type and size of the building
What dimensions and internal layout do you need?
Are you looking for a ruin, a project to be built, or a move-in-ready home?

STEPS IN PURCHASE PROCESS

The Property Purchase Journey with Trabalza Italian Living

1. Exploration and Property Discovery
We help you clarify your ideal property requirements and priorities. Using this information, we search for options within our portfolio and through trusted partners. You select the properties you want to inspect, and we arrange and accompany viewings. After each visit, we provide a full estimate of all costs, including fees, taxes, and necessary services.

2. Making an Offer
When you identify a property to acquire, we guide you through negotiating the price and conditions. Any necessary contingencies—such as inspections, approvals, or financing—are included. Trabalza Italian Living prepares a formal purchase proposal in English and Italian. A preliminary deposit is placed in the notary’s escrow account, and all agreements, privacy statements, and compliance documents are completed.

3. Preliminary Agreement and Condition Checks
The notary drafts a preliminary contract detailing the buyer, seller, property, financial terms, and contingencies. A further deposit is made. All conditions are investigated and resolved, ensuring the property can legally and safely be transferred. When everything is confirmed, the property is officially reserved for the buyer, and Italian law protects both parties in case of cancellation.

4. Finalization of Sale
The deed of sale is signed in front of the notary, who verifies compliance and registers the transaction. Remaining payments, taxes, and fees are settled, keys and documentation are handed over, and ownership is officially transferred. The notary ensures the property is clear of claims or debts before releasing funds to the seller.
